The 2012 Arizona tax lien certificate auctions are just around the corner!  You should start preparing now.  In fact, the Maricopa tax lien list is already out.  The Maricopa tax lien auction is the largest in the state and one of the largest in the US (it comprises of Pheonix and the surrounding area).

I’ve added a schedule of each Arizona tax lien certificate auction (in Arizona, they call tax liens Certificates of Purchase).  Most of the larger counties sell their tax liens online.  However, the Pima County Tax Auction is a live auction (Tucson).  

I’ve added a schedule of Arizona tax lien certificate sales (called an Arizona Certificate of Purchase) for those that are interested.  There are several counties that will sell their tax liens online and I would recommend anyone interested in buying liens to take a look at the auction websites for great information.  Those are hosted by Grant Street Group and Real Auction.

Arizona tax liens rank high for their safety because of their low annual property taxes and fairly accurate assessments.  The Arizona real estate market took a hit during the downturn; however, most cities don’t suffer from the blight that struck the Midwest and Northeast.  Furthermore, the Arizona county tax assessors do a good job in updating their market values to match the true values of the property compared to other areas of the US.

It’s a bid-down state meaning that you’ll compete against other investors for the lowest yield.  Bidding starts at 16% and goes down in increments until a winner takes the tax certificate.  

Watch out buying low-priced liens.  Each county has a non-recoverable fee that won’t be paid to you when the tax lien certificate redeems.  Those fees could exceed the interest that you earn if it redeems in the first couple months.

Arizona has a three-year redemption period after which you can apply for a treasurer’s deed for the property you own the lien on. You won’t need a Arizona tax lien attorney for your certificate of purchase until you get to the point that you file for a tax deed
